Considering the massive costs of buildings (Stronghold Builder's Guide) and the high cost of land in Waterdeep, I was thinking that renting would be the most common may that people have access to using buildings. Anyone know of a source out there that gives some sort of pricing structure for renting in cities (I'll throw in modifiers for each ward, etc)?
I have a player who is attempting to rent a warehouse or somesuch to use as a temporary shelter for refugees. Anyway, I'm just trying to get an idea of the cost of such... thanks :).

Rents, the RL model does not apply howeve I would advise setting rent at recovery of building cost over 20 years as your base price.
Rent would be charged on a square foot calculation. Infer 100 percent occupancy (RR tends to use 95 percent).
Apply ward modifies based on dangers (how well patroled) , general ward nature (slums vs. wealth) and availability of services (number of venders).
Examples:
Warehouse 1,000 sq. foot (20 X 50) single story wood costs 4000 gold.
Base rent: 200 gold per year or 2 silver per year per sq. foot. Convert to months if you want.
Good patroled area add 10 percent. Poorly patroled subtract 10 percent.
Good Ward add 10 percent Poor Ward subtract 10 percent.
Level of services also use 10 percent.
It is quick, not all that realistic as many other factors can come into play. You also might want to scale Ward qualities for more then three levels of quaility of Ward (I used good, average and poor) the qualities could be 5 or more levels and there might be other things a tenent would look for, near a temple, near tavern, near a gate. You also might consider trying different percentages as opsoed to the flat 10 percent.
In theory the business will earn enough money to pay the rent and provide (at minimun) a living income. The value of strorage of course is harder to determine the value, it depends on why storage is being used.

Alas often the rents do not match scale of economics, though perhaps that soure is better then core rules. |

The Cliffride in Castleward, there is a rental villa there. p. 46 They face the ocean so are always hit by sea wind and spray and get snowed in in winter. 3 of the 4 villas have been sold and are now festhalls and a bard college. The 4th, Fair Winds, is still rented out monthly.
Also there is a table for building generation including rental property, I think. |
