OK wise sages, my PCs have decided that to become serious players in town politics they need a home base and they need it furnished well enough to impress nobles, higher level wizards, etc.

I've scoured through everything I've got on the Realms and can't find any prices for: beds, armoires, wardrobes, dining tables & chairs, dressers etc. and all the things that Ed mentions (usually being destroyed) in his wonderful novels. Does anyone have at least some educated (rough) starting prices I can use to give my PCs? Obviously the farther away the wood comes from, or the rarer the wood is allows me to double or treble the price--but I'm looking for a baseline starting point. Thanks for any help!

Some types of beds, tables and chairs are referenced, though specific prices aren't always detailed.

Well, that's where I'm going next, but I wanted to mine y'alls expertise first. I hadn't thought about the Stronghold Builders Guide, I'll see if I can find one--thanks Ergdusch! Aurora's and the AEG didn't help me any, unfortunately...

Well in part price individual items have too many varibles. Is there a silk cusion or linen? Also size can be an issue a bed for one or a bed for 6?


Looking at 2nd Edition equipment prices.

Cloth (per 10 sq. yds.)
Common 7 gp
Fine 50 gp
Rich 100 gp
Canvas (per sq. yard) 4 sp
Ladder, 10 ft. 5 cp
Winter blanket 5 sp


Could serve as a base for setting prices for chairs beds, wtc. The amount of wood needed for a 10 foot ladder likely can make a few chairs or a bed.

Well, you should get the Stronghold Builders Guide. It lists all kinds of prices if not for individual furniture but for the entire rooms. e.g. bedrooms, kitchens, libraries, offices, dining halls and the like. Very nice! I used it for my Players and they liked it.
